April showers did bring May flowers and also more houses for sale! Housing inventory has more than doubled from two years ago but sellers want the price their neighbor got back then and buyers want lower prices (with a 3% loan.) Why Pricing Your Home Right Matters
Pricing in a normal market looks a lot different than it did 2 years ago. The days of putting up silly prices, and often getting them, in a real estate market that went up 46% in two years, are over. Adapting to what we're seeing now is critical as more sellers enter the market and many buyers leave the market due to rates. You can absolutely sell your property in 2024, but expect the process to take longer and for buyers to ask for more concessions.
