Real Estate “Take Five”

Summer seems different this year but we are still here, still talking, and still washing our hands, a lot. Below you will find my TAKE 5 on real estate and more.

Take #1: TAKE on Austin Real Estate

At the start of the COVID-19 crisis, economists predicted huge inventories across the board. Now five months later, there are fewer homes for sale in Austin than this time last year with little change in prices while demand remains strong. So why, during a time of unemployment and economic decline, is the supply so low while the demand remains high?

This season, perspective buyers, both local and out-of-state, have decided that it's a great time to invest in the Austin market to get the best deal while mortgage rates are low. Simultaneously, many Austin homeowners are waiting to sell until there is more information about the economic impact of COVID. The result is that there is a lack of inventory in the market, but with huge demand. Pending transactions for June 2020 showed a 30% increase compared to June 2019

What does this mean for Austin buyers and sellers? As a seller it's one of the best times to list your home. With extremely low supply and high demand, it may be the best chance to sell your home for the highest price. But for buyers it is a trickier time. Everyone’s personal circumstances are different and depending on how quickly you need to buy you might consider waiting to see if prices react to the continuing pandemic but there is no evidence that that is happening. So with historic low mortgage rates and Austin still a great value it might be the right time to buy if you find the right home.

For those of you who are ready to buy, sell or “right-size” to a space that better suits your needs, there are good reasons to do it now. Whichever plan makes sense for you, I am ready to help you implement it!
